Frequently Asked Questions

Landlords

Letting and management

How much does property management cost?

Our fees depend on the property, its location and the services you need. We send a written quotation before you instruct us, so you know every charge in advance. The fees page lists the services we quote for.

How do you decide the rent?

We look at agreed rents, not asking prices, for similar homes within half a mile over the last six months, then adjust for condition, parking and outside space.

How are tenants referenced?

Credit check, employer reference, previous landlord reference, affordability at 2.5 times the rent, and a Right to Rent check. A guarantor is requested where income falls short.

When will I receive the rent?

On the day of the month you choose, once the tenant’s payment has cleared in our client account.

How often is the property inspected?

Every six months, and within the first three months of a new tenancy. You receive a photographic report each time.

Can I end the agreement?

Yes, on one month’s written notice once the first tenancy has started. There is no exit fee.

How are repairs handled?

Tenants report repairs to us. We arrange a contractor, agree the cost with you before work starts unless it is an emergency, and record the completed job.

Can you take on a property that already has tenants?

Yes. We review the tenancy paperwork, deposit protection and certificates, then take over management from an agreed date.

How do I know if my property is suitable?

Send us the details through the appraisal form. Location, condition, lease and mortgage terms all affect which service fits.

Guaranteed rent

Fixed-income agreements

How is guaranteed rent different from management?

With management, your tenant pays rent and we take a fee. Under a guaranteed-rent arrangement, we may lease the property from you under a separate agreement and pay an agreed rent for the agreed term.

How is the guaranteed rent worked out?

The rent offered will depend on the property, location, condition, demand, operating costs and the terms of the agreement.

How long is the agreement?

The term is agreed with you and written into the agreement. It is subject to review and may change, with proper notice given in writing.

How do I report a repair?

Call or email the office using the details on our contact page, and send photographs if you can. Out of hours, the same telephone number connects to the on-call line.

What fees do tenants pay?

Only those allowed by the Tenant Fees Act 2019: rent, a capped deposit and a small number of default charges. They are listed on the fees page.

Where is my deposit held?

In a government-approved deposit protection scheme. You receive the certificate and prescribed information within 30 days of paying.

Stays

Short-stay accommodation

Who can book a stay?

Companies, contractors, relocating staff, insurers and families. We do not take bookings for parties or events.

What is the minimum stay?

Three nights.

Can my company pay on invoice?

Yes, once a credit account is opened. Otherwise payment is by card or bank transfer before arrival.
