How It Works

For landlords

What happens, in order, when you let a property through Everswick

Here is what each stage involves and roughly how long it takes.

Stage one

Before the property is marketed

Free appraisal

A forty-minute visit. You receive a written rental figure and a list of anything that must be done before letting. Two working days.

Terms agreed

You choose a service and sign our agreement. We verify your identity and ownership, as the law requires. One day.

Certificates

We book any gas, electrical or energy certificates that are missing or out of date. Three to seven days.

Photographs

A photographer attends and a floor plan is drawn. Listings go live once you approve them. Two days.

Stage two

Finding and moving in a tenant

Viewings

We accompany every viewing and send you feedback the same day.

Referencing

Credit, employment, previous landlord and Right to Rent checks. You decide who to accept.

Paperwork

Tenancy agreement, inventory with photographs, deposit registered and prescribed information served.

Move-in

Keys handed over, meter readings taken, and utilities and the council notified.

Stage three

During the tenancy

Rent

Collected by standing order and paid to you on the date you choose.

Statement

Sent monthly, showing rent, fees and any repair invoices.

Inspections

Every six months, with a dated photographic report.

Review

Rent is reviewed once a year against comparable lets and raised by the proper notice where justified.

Already with an agent?

Switching to Everswick

You do not need to wait for a tenancy to end. Check the notice period in your current agreement, which is usually one to three months, and tell us the date.

We write to the outgoing agent, take over the deposit registration, collect the keys and paperwork, and introduce ourselves to your tenant. Rent moves to our client account from the next due date.

  • No set-up fee on transfers
  • The tenancy and the rent stay the same
  • Your tenant gets a named contact and the emergency number

Questions

Questions about the process

How long does it take to let a property?

It depends on the rent, the presentation and local demand. We advise on all three at the appraisal and keep you updated throughout marketing, then allow around two weeks for referencing and move-in.

Do I have to be present?

No. Many of our landlords live elsewhere in the country or abroad. Documents are signed electronically and we hold a set of keys.

What do I need to provide?

Proof of identity and ownership, consent from your mortgage lender, landlord insurance details, and any existing certificates and appliance manuals.

What if I live overseas?

We can register you with HMRC under the Non-Resident Landlord Scheme so that rent is paid without tax deducted, where HMRC approves your application.
