Guaranteed Rent

Fixed income, no voids

Predictable Rent. Less Hassle. More Confidence.

Under a guaranteed-rent arrangement, Everswick Properties may lease a suitable property from the landlord under a separate agreement and pay an agreed rent for the agreed term, subject to property checks, permissions, mortgage and insurance requirements and the terms of the contract.

The rent offered will depend on the property, location, condition, demand, operating costs and the terms of the agreement.

Step by step

How a guaranteed rent agreement starts

Appraisal and offer

We inspect the property and make a written rent offer within two working days.

Consents

Your mortgage lender and insurer must agree to a company let. We supply the paperwork they ask for.

Handover

We take meter readings, a photographic inventory and the keys.

Monthly rent

Payments start within 14 days of handover and continue to the end of the term.

Cost

What it costs

The rent we offer and the terms of the agreement are set out in a written proposal once we have assessed the property. Our income is the difference between the rent we pay you and the rent we receive. Structural repairs, buildings insurance and major items such as a replacement boiler remain the owner’s responsibility.

An agreed rent for an agreed term, set out in writing before you sign.

Questions

Guaranteed Rent questions

Is the rent really guaranteed?

It is a contractual obligation of Everswick Properties Ltd under the agreement you sign. It is not an insurance policy. We will share our accounts and landlord references so you can judge our ability to pay.

Who lives in the property?

Working tenants, families, or contractors and corporate guests on short stays, depending on the property and on what your mortgage and lease allow. We tell you which before you sign.

Do I need my lender’s permission?

Yes. Most buy-to-let lenders will consent to a company let, but some will not. Leasehold flats may also need the freeholder’s consent. We do not start an agreement without these in place.

How long does the agreement run?

The term is agreed with you and written into the agreement. It is subject to review and may change, with proper notice given in writing.

What if I want to sell?

You can sell to another investor with the agreement in place, or use the break clause, which is available from the end of year two on three months’ notice.
