Certificates and licensing
Stay Organised. Stay Protected. Stay Informed.
We help landlords keep property compliance organised by tracking certificates, inspections, licences and key renewal dates.
A missed gas certificate or an unprotected deposit can mean a fine, a rent repayment order or losing the right to regain possession. Our compliance service checks where you stand today, fixes the gaps and keeps a calendar of every renewal.
You receive copies of every certificate, and so does your tenant, with dated proof that they were sent.
Everswick provides support and reminders. Landlords remain responsible for meeting their own legal obligations.

Questions
Landlord Compliance questions
What certificates does a landlord need?
In England: a gas safety certificate renewed every 12 months if the property has gas, an Electrical Installation Condition Report at least every five years, an Energy Performance Certificate rated E or above, working smoke alarms on every storey, and carbon monoxide alarms in rooms with a fixed combustion appliance.
Does my property need a licence?
A house shared by five or more people from two or more households needs a mandatory HMO licence everywhere in England. Many councils also run additional or selective schemes covering smaller shared houses or all rented homes in certain streets. We check your address against the council’s rules.
What changed with the Renters’ Rights Act?
Since 1 May 2026, Section 21 notices can no longer be used in England, fixed terms have been replaced by periodic tenancies, and rent can be raised only once a year using a Section 13 notice. Our guide explains the detail.
